At guests' disposal are 4 living rooms with breakfast area, 1 kitchen and 3 well-equipped cooking areas, 1 spacious living room with TV, a terrace equipped for al fresco dining in the central body; outside is a large, fully fenced garden, stone barbecue and 3 portable barbecues. The villa is also equipped with air conditioning, heating, satellite TV, Wi-Fi internet connection, cots, highchairs and private external parking, close to the entrance gate.

Outdoor areas and swimming pool
Villa al Falchetto is set on a beautiful hill on the outskirts of Lucca, with a panoramic view of the surrounding hills. The house is surrounded by a vast garden of around 10,000 m2, very well cared for and rich in terracotta vases, flowers, bushes and various trees; it is entirely enclosed by natural hedges and wire fencing. Corresponding to the outbuilding is a small covered and equipped veranda. In addition, on the second floor of the villa, there is a large panoramic terrace equipped for alfresco dining and capable of accommodating the entire group; guests have 3 portable barbecues at their disposal, in addition to a stone barbecue. The saltwater pool area is very spacious; it's in-ground and rectangular in shape, measuring 6x12 meters, with a variable depth from 1.20 to 1.40 meters; it's fully fenced, equipped with 15 sunbeds, an external solar shower and a large secular oak providing shade. All around the house, in the grounds of the property, there are beautiful walks through the olive groves to the nearby stream for refreshment. All external areas are well maintained and tended. An automatic gate gives access to the inside of the property, where you can stop for a moment to unload your luggage, while the private parking lot (unguarded) is located outside, close to the entrance gate.
Interiors
Villa al Falchetto, consisting of three living units plus the outbuilding, extends over three levels and has been restructured in keeping with the traditional architecture of the Lucca region, with its beams, joists and stone arches. All electrical and water installations are recent.
The main villa, with a floor area of approx. 380 m2, comprises a main entrance on the first floor, which opens onto a corridor rich in photos recalling the history of the owner's family, a well-equipped eat-in kitchen (with electric oven, gas burners, extractor hood, fridge with freezer, two sinks (one antique), microwave, dishwasher, small electric oven, Italian coffee machine, American and espresso coffee with capsules, blender, juicer), a vast living room with TV, tables, a fireplace (decorative only) and access to the outside garden and swimming pool. A small service bathroom completes the first floor.
On the second floor are three double bedrooms, each with en-suite bathroom with shower and a separate area; another double bedroom with checkroom: both have en-suite bathroom with shower. The second floor also provides access to the beautiful 56 m2 terrace, with a panoramic view of the surrounding hills; it is equipped with tables, chairs and parasols. From here, two external staircases lead down to the garden and swimming pool. On the second floor, with attic ceilings of wooden beams and terracotta bricks, exposed stone walls and parquet flooring, there are two further double bedrooms, each with en-suite bathroom with shower, and a spacious apartment with living room with two tables, sofa, a double bedroom with en-suite bathroom with shower, and a single bedroom. All rooms on the first and second floors have air conditioning and Wi-Fi internet access. In a separate part of the central building, we also find an apartment that the owners use personally and only on the day of check-in, and, in a secluded position, the laundry room with coin-operated washing machine (for a fee, tokens to be requested on arrival), ironing board and iron.
A separate entrance, via an external staircase, leads to the 65 m2 barn on the second floor. The apartment, furnished in a functional and welcoming way, with beamed ceilings and terracotta bricks, exposed stone walls and terracotta floors, comprises an entrance to the living room with sofa, satellite TV, well-equipped cooking area (with electric oven, gas burners, extractor hood, fridge with freezer, microwave, toaster, Italian and American-style coffee machine), a double bedroom, a single bedroom, a bathroom with shower. Air-conditioning dividers are located in the living room and master bedroom.
A separate entrance on the first floor leads to the 60 m2 former cowshed, simply and invitingly furnished with beamed ceilings and terracotta bricks, exposed stone walls and terracotta floors. It comprises an entrance to the living room with sofa and satellite TV, a well-equipped cooking area (with electric oven, gas burners, extractor hood, fridge with freezer, microwave, toaster, Italian-style coffee machine, American-style coffee), a double bedroom, a single bedroom, a bathroom with shower. Air-conditioning dividers are located in the living room and in the double bedroom.
Separate from the other apartments is the 95 m2 outbuilding, a spacious, independent cottage with beams, bricks and terracotta floors, on a single level, comfortably and functionally furnished; It comprises an entrance to the bright living room with sofas and TV, a well-equipped cooking area (with electric oven, 4 gas burners, extractor hood, fridge with freezer, dishwasher, small electric oven, Italian and American-style coffee machines), a double bedroom, a bedroom with French bed (200x140cm) suitable for conversion to a single room, a bathroom with shower. Air-conditioning dividers are located in two rooms (in the double room and in the room with the French bed). Outside, close to the living room, you'll find the large, covered and well-equipped veranda, which opens onto the large lawned garden.

Location
Nestled among the hills, just a few kilometers from the town of Lucca, it lies in a residential area, rich in towns such as Villa Grabau, one of Tuscany's most beautiful private historic residences. Included in the price: bathroom, bed and kitchen linen (changed weekly), water, electricity (excluding air conditioning) and gas (excluding heating), internet connection, high chairs and cots. Housekeeper and cook available on request, payable on site.

Important information
The swimming pool is open from 01/05 to 30/09. Every day, at pre-set times, an agent will be on hand to clean the pool. Arrivals must take place between 5:00 pm and 8:00 pm (for arrivals after 8:00 pm a supplement of 50 EURO will be charged). All arrivals outside these times must be confirmed in advance. In a separate part of the central building, there is an apartment that the owners use personally and only on the day of check-in.
Activities and distances
Villa Al Falchetto, so named because the falcons of Villa Reale were raised here, is located in Marlia, a fraction of the municipality of Capannori, just 1.5 km from the villa, where you can find stores of all kinds, in addition to the weekly market in the village's main square. Immersed in the green hills, 10 km from Lucca, the villa is located in a DOC wine and oil production area. From here, it's important to visit the Park and the Villa Reale, which offer a glimpse into a distant past rooted in the Middle Ages. We also recommend a visit to the Serchio River Park, crossed by the cycle and pedestrian path that runs along the right bank of the river, offering a beautiful panoramic view.
