Property for exclusive use
Elegant property consisting of the main villa and an outbuilding for 24 people, with 9 double bedrooms, each with en-suite bathroom with shower, located in the main building, and 3 double bedrooms, each with en-suite bathroom with shower, located in the outbuilding. Large, fully fenced garden (50,000 m2) with exclusive swimming pool, external hydromassage pool, 2 barbecues with large attached sink, table tennis, loggia equipped for outdoor lunches, and parking. Accommodations are equipped with internet connection, air conditioning throughout the house, mosquito screens on all windows and TV. All bedrooms are equipped with TV, mini-refrigerator and safe. The laundry room is located in an external room (30 m from the villa) and is equipped with washing machine, dryer, iron and ironing board, sink.
Outdoor areas and swimming pool
The villa is set in a hilly position with splendid views over the surrounding countryside and woods. The external area is characterized by a vast, fully fenced, well-kept garden of 50,000 m2, with lawns, cypresses, olive trees and plants of all kinds, immersing you in the nature of the valley. The fenced-in, floodlit swimming pool is rectangular and panoramic, measuring 15x6 with a depth of 1.55 meters, and is located directly in front of the house. Guests can also make use of a beautifully equipped loggia, 2 stone barbecues, an external washbasin, parasols and comfortable sunbeds, ping pong. The sunbeds are located poolside, and the external shower and fantastic external hydromassage pool will provide unique comfort throughout your vacation. The large covered loggia is ideal for lunches and dinners in case of bad weather, so that you can continue your stay in serenity. Parking inside the property.
Interiors
The villa (520m2), elegantly restructured in a rustic Tuscan style, extends over 2 levels and is equipped with all modern comforts. On the first floor, the main entrance on the right opens onto the living room with TV and direct access to the outside, on the left is a large dining area with 2 sofas, TV and direct access to the outside, a vast and magnificent well-equipped kitchen, 3 double bedrooms each with its own private bathroom with shower (one of which has direct access to the outside). Also on the first floor is a second kitchen and a beautiful glassed-in veranda used as a dining room with direct access to the outside. Two staircases lead to the second floor where, in one wing, we find 3 double bedrooms, each with its own private bathroom with shower; the second staircase leads to the other wing of the villa, where we find 3 double bedrooms, each with its own private bathroom with shower.
Outbuilding (120 m2): living room with TV, cooking area, dining area and direct access to the outside, 3 double bedrooms each with en-suite bathroom with shower. All bedrooms have TV, small fridge and safe. The entire property is equipped with air conditioning and mosquito nets.

The villa is located just 8 km from Monte San Savino on a hill with a beautiful panoramic view of the surrounding countryside and woods. Total privacy.

Important information
Swimming pool open from 01/05 to 30/09. In the event of a blackout on the property, an electric generator is available. Access to the property is via a 1.5 km dirt road not suitable for sports cars.
Activities and distances
The property is a good starting point for excursions to discover the gastronomy and typical products of the Casentino (La Verna and Camaldoli) and the entire Valdarno area. Arezzo, Florence and Siena are all within easy reach in around 1 hour by car.
