Outdoor areas and swimming pool
Set on a beautiful Tuscan hillside, Villa la Fornace is immersed in the verdant nature of the countryside, from where you can enjoy a beautiful panorama of the surrounding hills. The external areas extend over 10,000 m2 of garden, entirely enclosed by natural hedges and wire fencing; it is covered in lawn with plants, flowers, bushes and trees. In the vast garden, just below the house, is the bean-shaped swimming pool measuring 10x4 with a depth of 1.20 to 2.20 meters; it is paved on the outside, surrounded by a solarium area equipped with sunbeds, an external hot-water shower and parasols. Next to the house, guests can use a wooden gazebo equipped with tables and chairs for alfresco dining and a portable barbecue, while on the other side there's a wood-burning oven. Nearby is a panoramic stone terrace with a large wrought-iron and stone table, from which you can admire the panoramic view over the surrounding countryside. All around the house, in the grounds of the property (2 hectares), you can enjoy beautiful walks through the olive groves to the pleasant and graceful little lake (surface area approx. 4,000 m2), rich in fish. All external areas are well maintained and tended. A manually-operated gate gives access to the interior of the property, where there is a parking lot.
Interiors
The villa, originally built in the 17th century as a "furnace village" used in brick construction, has been restructured and transformed into a magnificent Tuscan residence, built entirely of stone. The result is a very comfortable villa, but with the old-fashioned charm of the farmhouses for which Tuscany is famous. The property, characterized by rustic furnishings typical of the area that create a warm and welcoming atmosphere, is meticulously cared for in every detail to offer guests every convenience. All electrical and water installations are recent. On the first floor, the 300 m2 villa comprises a well-equipped kitchen, a spacious living room with a wooden table, access to the outside and a large stone and brick archway linking it to the small living room with sofas, satellite TV and a functional fireplace. Adjacent to this, in a passageway area, we find a service bathroom (with WC, washbasin, washing machine and tumble dryer), two comfortable divans that open onto another living room with access to the outside and a billiard table; from here, through a blackout curtain, we reach a double bedroom where the old furnace once stood, made entirely of stone and brick with a suggestive skylight on the ceiling. On the second floor are two double bedrooms with access to the outside (one overlooks the dormer window of the ground-floor bedroom and the other accesses the external area where the wood-burning oven is located), one of which has a private bathroom with shower, a double bedroom with king-size bed (bed dimensions: 2.20 x 2.20 meters), a bathroom with shower and double washbasin, a very large master double bedroom with king-size bed (bed dimensions: 2.20 x2.20 meters), comfortable dressing room and private bathroom with bathtub-large shower cubicle.

Activities and distances
Villa la Fornace, set in a context of total privacy and tranquility, is located in Campagnatico, very close to Grosseto. The Maremma region is home to famous seaside resorts such as Marina di Grosseto, Castiglione della Pescaia, Punta Ala and l'Argentario, offering some of Italy's most beautiful beaches and famous coves such as Cala Grande, Cala Piccola and Cala Galera. Just 41 km away is the Maremma Regional Park, a protected natural area within which we find some of the most beautiful and well-preserved coastal areas of the Maremma. In the vicinity of the villa are several medieval villages, where today you can still admire the remains of the surrounding walls, towers and gates, and from where you can enjoy an extraordinary view that dominates the entire plain. Etruscan settlements are also important in this part of Tuscany, including Sovana, Pitigliano and Roselle.
