550m2 country villa for exclusive use in a farmhouse, with exclusive swimming pool, capable of accommodating 17 people with 7 double bedrooms, 1 double bedroom with an additional single bed, 8 bathrooms and 1 service bathroom. The external spaces feature a large garden, a swimming pool and a loggia equipped for lunches. The villa is equipped with Wi fi internet connection, TV, air conditioning in bedrooms, high chair and cot, parking.
Outdoor areas and swimming pool
Villa la Topaia is located in a very quiet position with panoramic views over the countryside and surrounding hills. The villa's garden, for the exclusive use of guests, features a large area, partly laid to lawn, 5 gazebos equipped for pleasant moments of relaxation. Loggia for outdoor lunches. Just a few meters from the house is the guests-only swimming pool, measuring 12x6 with a depth of 1.4 meters, surrounded by a stone-paved surface, equipped with sunbeds and a shower, a small bar, a stone barbecue and ping pong. The owners' house is next door. Parking on the property.
Interiors
The interiors are comfortable and reflect the rustic Tuscan style. On the first floor there's a small living room with satellite TV and dining area, 1 small library, a large, well-equipped kitchen, 1 service bathroom with washing machine and dryer. An internal staircase leads to the second floor, with 3 double bedrooms, each with en-suite bathroom with shower, 1 suite with double bed, small kitchenette, sofa bed
and bathroom with shower. Ascending to the second floor, we find 3 double bedrooms, each with private bathroom with shower, 1 suite with double bed and additional single bed, small kitchenette and bathroom with shower. All bedrooms are equipped with TV, air conditioning and mosquito nets on the windows.

Villa la Topaia lies in a quiet, hillside position with a beautiful view over the woods and surrounding countryside.

Important information
The swimming pool is open from 01/05 to 30/9. The owners live next door to the villa and cultivate the countryside.
