Property for exclusive use
Gracious 300 m2 residence, divided into 6 apartments, with exclusive swimming pool, 3 km from Lake Trasimeno, able to accommodate 13 people with 6 double bedrooms, 1 single bedroom and 7 bathrooms, 6 living rooms with dining and cooking areas, TV and air conditioning throughout the house. Fully fenced garden, open-air swimming pool with hydromassage area, salt water purification, large gazebo with table and chairs for al fresco dining. The residence also features a large living room with dining area on the first floor and a magnificent industrial kitchen, a room with pool table, 1 table for 6 people and a small living room, Wi-Fi internet connection, cot, high chair, safe in each apartment, mosquito nets on all windows, parking on the property.
Outdoor areas and swimming pool
Surrounding the house is a graceful garden of around 3,000 m2, enriched with flowers and various trees, including a magnificent pomegranate tree. The garden is fully fenced with an electric gate and wire mesh. In the part of the garden on the same level as the house, there is a large gazebo equipped for alfresco dining, conveniently accessed from the kitchen and dining room. Next to the gazebo is the open-air swimming pool, rectangular in shape and measuring 12x6 with a depth of 1.40 meters, with hydromassage area inside the pool; it is equipped with sunbeds and an external shower, portable barbecue and table tennis. Parking is available inside the property.
Interiors
The villa is furnished in the rustic Umbrian style and is equipped with all comforts. On the first floor there's a spacious living room with satellite TV, a dining area where 12 people can dine, and an industrial kitchen. Also on the first floor are 3 apartments comprising 3 living rooms with satellite TV, a dining area and a cooking area (no dishwasher), 2 double bedrooms each with en-suite bathroom with shower, 1 double bedroom (beds can be separated) with 2 bathrooms with shower (one of which is suitable for the disabled). On the second floor we find 3 apartments comprising 3 living rooms with satellite TV, dining area and cooking area (no dishwasher), 2 double bedrooms each with en-suite bathroom with shower, 1 double bedroom, 1 bathroom with shower and 1 single bedroom (suitable for children). All rooms have air-conditioning, satellite TV and mosquito screens on the windows. All bathrooms have hairdryers and courtesy sets. From the large living room on the first floor, we descend a staircase to find a room with a pool table, 1 table for 6 people and a small living room. Laundry room near the apartments (washing machine, iron and ironing board).
Location
Villa delle Rose is located in the center of Magione, one of the main villages on the northern shores of Lake Trasimeno, the longest lake in central Italy, with its well-equipped beaches.

Important information
The swimming pool is open from 01/05 to 30/09. The regional railroad line passes 100m from the structure (4 regional trains a day).
Activities and distances
We are in Magione sul Trasimeno, which stands on a small promontory on the northern shore of the lake of the same name, surrounded by green hills; its position makes it an almost obligatory passage between Umbria and Tuscany. Born as a fishing village, it's a blend of nature, art and folklore that offers a thousand-year-old artistic and architectural heritage. The shores of Lake Magione offer a host of leisure activities, while the surrounding hills are ideal for trekking to admire the Trasimeno in all its splendour. Various ferries allow you to visit the lake's islands and treasures. In Magione, it's also possible to get to know the wines of the Strada del vino Colli del Trasimeno through free wine tasting and by taking part in the Trasimeno Wine-Tour with a visit to the cellars.
Nearby attractions include Castiglione del Lago, one of Italy's most beautiful villages, Tuoro sul Trasimeno, Passignano sul Trasimeno, Umbertide and Lisciano Niccone.
