Property for exclusive use
Antique 19th-century noble villa distributed over three floors, for a total surface area of around 1,000 square meters, with 10 bedrooms and 6 bathrooms, easily accommodating 20 people; it is in a superb panoramic position with a large park and private swimming pool. The entire property is suitable for a group of friends or large families.
Outdoors and pool
Immersed in the lush greenery of an enormous wooded park, Villa Sorbaiano features a belvedere terrace at the front of the house, where you can gaze out over the surrounding countryside. The semi-buried, rectangular swimming pool, measuring 10x4 and 1.20 metres deep, is in a panoramic position, with a paved solarium area equipped with parasols and sunbeds. Guests also have at their disposal an area equipped with a stone barbecue and 2 tables that can be joined together to accommodate 20 people for al fresco dining.
Interiors
The villa has 3 floors, accessed via the first floor, which features a large billiard room with sofas and armchairs and direct access to the garden, a small lounge/study, a WC and the laundry room. The second floor, once considered the noble floor where the owners lived, is characterized by vast rooms with high ceilings accessed from the first floor as well as from a small external staircase that opens directly onto the large living room with fireplace and satellite TV. There's also a breakfast room, a dining room, a well-equipped kitchen, a terrace with panoramic views, 1 double bedroom with en-suite bathroom and shower, and a toilet.
On the second floor there's a small conversation room and 9 bedrooms: 1 double room with bathroom with shower, 1 double room and a twin room with shared bathroom with bath, 1 double room and a single room with shared bathroom with shower, 3 double rooms, a twin room, 2 bathrooms with shower.
Location
The villa is part of a 270-hectare farm, 160 hectares of which are planted with cereals, 70 with woodland, 15 with olive groves and 27 with vines, specializing in DOC Montescudaio. The area is very quiet and secluded, far from traffic. Close to the villa is the farm office, which can be contacted if necessary.

The villa lies on the hills that run from the Etruscan town of Volterra towards the sea, on the outskirts of the town of Montecatini Val di Cecina. The beaches are about 35 minutes away by car, and Volterra is about 15 minutes away. For golf lovers, it's possible to get to a well-known course about 45 minutes away.
