Property for exclusive use
This large villa is divided into three apartments connected from the inside by a staircase, for a total of 240 square meters; it is ideal for 16 people with 8 bedrooms and 6 bathrooms, private swimming pool, garden and large equipped loggias running all around the house. The whole structure allows several families or a group of friends to enjoy a vacation in company, while preserving their own privacy.
Outdoor areas and swimming pool
The outdoor area consists of a vast, fully fenced 11,000 m2 plot, within which is a garden area divided into terraces with century-old trees and fruit trees, tables and chairs, children's games, table tennis and a mini-slide. A panoramic poolside loggia is equipped with tables and a barbecue for alfresco lunches. Just a little lower down, in a good position, is the swimming pool, measuring 7.5x3.5 metres with a depth of 1.4 metres, with a circular hydro-massage basin 0.80 cm deep. Surrounding it is a large paved area with parasols, deckchairs, tables and an outdoor shower. Parking is near the villa entrance.
ATTENTION: A maximum of 4 extra beds in a double sofa-bed can be booked on request and paid for on site.
Interiors
The special feature of this townhouse is that it is divided over three floors, with three complete apartments connected by an internal staircase and a splendid view of the lake.
The ground-floor apartment is accessed via a large, fully-equipped loggia and comprises a spacious living/dining room with fireplace (usable only during weekly and winter periods) and TV, a well-equipped cooking area, 1 bathroom with shower and 3 double bedrooms, one of which has an en-suite bathroom with shower.
On the second floor there's another living/dining room with fireplace and TV, a well-equipped kitchen and a large, partially covered panoramic terrace with table, chairs and barbecue, 1 bathroom with shower and 3 double bedrooms, one with air conditioning and en-suite bathroom with shower.
On the second and top floor is a living/dining room with a well-equipped cooking area leading to a terrace with table, chairs and barbecue, 2 double bedrooms and 2 bathrooms with showers. External steps lead up to a large terrace with sun beds and a 360° panoramic view of Lake Bolsena in the distance.
Position
The Villa is situated on a hilltop immersed in lush greenery, with an enchanting view of Lake Bolsena and the surrounding hills, in a tranquil position.
Facilities
The villa is equipped with WI FI internet connection, central heating, air conditioning in one of the bedrooms, cot, high chair; parking on the property.
Services
Linen for bathroom, bed, kitchen and pool (changed weekly), water consumption, cot and high chair are included in the price. On request and payable on site, we can organize dinners, weddings, domestic help, tastings, excursions, thermal baths and trekking.
Important information
Arrival between 2:30 pm and 7:00 pm. Swimming pool open from 1/05 to 31/10 from 10:00 to 18:30. Pets allowed on request. Possibility of sleeping up to 4 people in a double sofa-bed, to be requested at the time of booking and paid for on site.
Activities and Distances
The villa lies on the hills overlooking Lake Bolsena, in the area around Montefiascone, rich in history and gastronomy. There are many towns within easy reach: Orvieto with its famous Duomo, Tarquinia and other Etruscan centers. Civita di Bagnoregio, known as "the city that dies", is well worth a visit: abandoned because it became inaccessible, it is now a small artistic jewel. Rome, Assisi, the Baths of Saturnia, Pitigliano and many other Umbrian centers can be reached in just over an hour.
Grocery stores and supermarkets approx. 500 m away, stores of all kinds in Montefiascone 1.5 km, Lake Bolsena 6 km, Viterbo 20 km, Orvieto 35 km, Rome 120 km.
