Property for exclusive use
Modern villa with private fenced swimming pool and exclusive equipped and fenced garden. The villa is developed entirely on the first floor with a total area of approximately 220 square meters and can easily accommodate 8 people with its 4 double bedrooms and 4 bathrooms. Situated near a small hamlet, it's the ideal solution for a group of friends or a family looking for a relaxing vacation close to all comforts.
Outdoor areas and swimming pool
Villa dei Sassi has a fully fenced garden covering an area of around 600 square meters, embellished by a magnificent laurel hedge and a wrought-iron gazebo with table and chairs, where you can enjoy a breathtaking panorama of the surrounding hills. Immersed among the olive trees is the swimming pool with fence, hedge and small gate; it measures 9x6 with a constant depth of 1.2 meters and 0.6 meters in the children's pool. Surrounding the pool is a solarium area with sunbeds, loungers and parasols, as well as a shower with unheated water. A covered wooden veranda with wrought-iron table and chairs houses the outdoor dining area, complete with stone barbecue. Laundry facilities are located in an outdoor room, with washing machine, washbasin, soap, ironing board and iron. Parking inside and outside the property.
Interiors
The villa, the result of the restructuring of the former village school, has retained its high ceilings and has been furnished with original pieces dating back to the early 20th century; every detail has been carefully considered to provide guests with maximum comfort. The ground-floor entrance leads to a large, bright living room with sofas, fireplace and satellite TV; from the living room a small staircase leads to a mezzanine with a small fitness area. Next to the living room is the dining room, from which a few steps lead down to the fully-equipped veranda and pool area, and to the well-equipped kitchen with storeroom, also accessible from the veranda. The sleeping area comprises 2 double bedrooms, 2 twin bedrooms (which can be twinned on request at the time of booking) and 4 bathrooms with showers.
Location
Villa dei Sassi is located on the outskirts of a typical hamlet in the Montaione countryside, but enjoys an absolutely tranquil position, with an independent access gate. The surrounding countryside offers wonderful views of clay hills, vast wooded areas, rows of cypress trees alternating with vineyards and olive groves.
Facilities
The villa is equipped with Wifi internet connection, central heating, air conditioning, courtesy set in every bathroom, cot, high chair, mosquito nets on windows (but not on French windows), parking on the property.
Services
Included in the price: bed linen, kitchen linen and pool towels (changed weekly), bathroom linen (changed on Wednesdays and Saturdays), internet connection, water, gas (except for heating, which is payable according to consumption) and electricity (except for air conditioning, which is payable according to consumption), cot, high chair. Cooking classes, dinners, domestic help, wine tastings, weddings, excursions and trekking, horse riding, truffle hunting, visits to dairy factories and oil mills can be organized on request and paid for on site.
Important information
The swimming pool is open from 20/4 to 26/10 in 2024 and from 19/4 to 1/11 in 2025. Only two sides of the pool are enclosed by a hedge, so it can be considered completely safe for small children. Only 2 small/medium-sized pets are allowed, subject to payment (not in high season). Arrivals must take place between 4.00 pm and 7.00 pm; departures by 9.30 am at the latest.
Activities and distances
Tuscany's main art cities, such as Florence, Pisa, Siena and Lucca, and medieval towns like Volterra and San Gimignano, are all within easy reach. Trekking and mountain-biking enthusiasts will also find numerous nature trails through the white roads of the surrounding countryside and woods. The Etruscan coast with its varied beaches is about an hour's drive away.
Montaione is 10 km away, San Gimignano and Volterra 21 km, Marina di Cecina 60 km (sandy beaches), Florence and Pisa 62 km, Siena and Lucca 65 km.
